Active schemes

Accommodation Finding Team security deposit

Deposit guarantee
5-week security indemnity deposit per property let through the AFT
Eligibility

For each property let through the Accommodation Finding Team on a periodic tenancy, the council provides a 5-week security indemnity deposit in place of a cash deposit, alongside cover of one month's rent. Tenants are homeless households referred by the council. Properties must meet housing standards with valid gas, electrical and EPC certificates.

Accommodation Finding Team landlord incentive

Rent in advance / incentive
Single incentive payment per property plus cover of one month's rent
Eligibility

Birmingham's Accommodation Finding Team connects landlords with homeless households needing good-quality privately rented accommodation on a periodic tenancy. The landlord receives a one-time payment per property let via the AFT, plus a rent and deposit agreement covering one month's rent. Properties must be self-contained and well maintained with valid Gas Safe, electrical and EPC certificates.

Council tax premium

A property is classed as "long-term empty" once it has been unoccupied and substantially unfurnished for a qualifying period. The premium is charged on top of the standard council tax bill.
